DO NOT EVER BOOK THIS ACCOMMODATION!! I lodge a complaint about Shellow Lane Lodge, which I booked for 6th to 8th of March 2026 on Booking.com. The experience was profoundly unsatisfactory and constitutes misrepresentation, serious breach of contract, and a health/safety risk to my family, including three children (one aged 4). Misrepresentation and misleading advertising The listing failed to disclose that the property is situated directly next to a train track, which caused continuous noise and disruption throughout our stay. Health and safety concerns There was no hot water available for the duration of our stay, making basic hygiene and everyday tasks impossible. The property was extremely dirty, with visible mold present, creating potential health risks for all occupants, particularly the children. Hygiene and living conditions Mold and general unsanitary conditions were apparent in multiple areas, indicating a failure to meet acceptable health and safety standards. Inadequate response from the host When I contacted the host to raise these issues, the response was unhelpful and insulting. I was told to “Leave you obviously have other issues then the lodge,” and "You obviously complaint for a living." which is inappropriate, unprofessional, and offers no resolution. No constructive remedy or immediate steps were offered to address the problems during our stay. Impact on our plans We were in the area to celebrate my daughter’s birthday, and the combination of noise, lack of hot water, and poor cleanliness severely spoiled the trip and event. We left early on Saturday morning, which should be the day we celebrate my daughter’s birthday. Evidence I have preserved screenshots of all communications and have photos/videos documenting the dirty conditions, mold, and the lack of hot water. All evidence is available upon request. I requsted full Refund under Section 75 of the Consumer Act for misrepresentation, breach of contract, and health/safety failings, given that the property did not meet the advertised standards and the contract requirements. A full reimbursement to cover the costs incurred due to the unsuitable accommodation and the ruined celebration. A formal apology from the host for the rude and unprofessional communication. Action to ensure future guests are not misled by the listing and that health and safety standards are properly maintained. Stayed at lodges to be near a wedding venue - cannot fault the lodges - clean and spacious... however, honesty shop not well stocked - and nothing nearby for basics.. following leaving the accomodation an email was sent to my daughter saying that 7 people had stayed there - there were in fact only four of us - plus how did they even have concrete knowledge if not watching movements - quick enough to get onto my daughter about this, however when my other daughter made attempts to arrange hire of hot tub (extra charge) she was unable to make contact.. Would have happily recommended lodges to friends and family, but afterthought will definitely not... Service: 1
